Role Description

At Welspun One we are seeking a talented and dynamic site based Design Manager.

The Design Manager will lead the design for execution, statutory approvals and As built team and be a key influence in managing layouts and material approvals.

Educational Requirements and Work Experience

Education Requirements : B.Arch or M.Arch OR PGD from NICMAR

Years of experience : Overall 7-9 years

Minimum 4-5 years in large scale project design management.

Key Result Areas

  • Responsible for Design Management.
  • Conduct and lead workshops with all stakeholders to obtain design approvals i.e. contractors, architect, design engineers.
  • Design Coordination with Architects, consultants and stakeholders.
  • Coordination & visit to site to ensure the work is carried out as per issued document.
  • Responsible for day to day troubleshooting
  • Prepare and maintain design deliverable tracker and material approval/delivery tracker.
  • Identify issues in advance and secure mitigation plan
  • RFI management i.e. raise, track and close Request For Informations
  • Review and answer design RFI from design office or by liaising with design consultants.
  • Coordinate change management
  • Conduct meetings with customer and finalise the design and tenant improvement requirement.
  • Review and approve Design Basis Report (DBR) for each package.
  • Guide design team and assist statutory approval consultants for authority submissions.
  • Writing regular design progress reports and presenting them to internal and external customers.
  • Responsible for the design reviews and approval of all architectural, Civil- RCC & masonry and MEP services.
  • Propose appropriate changes, review design from concept to GFC level and optimise the same with cost saving objective.
  • Provide technical support to the execution team at project site.
  • Assessing the usability, environmental impact and safety of a design
  • Identifying & Finalizing Architects as well as Consultants.

Key Knowledge Areas

  • Clear understanding of statutory requirements for Industrial and warehousing green field and brown field development projects.
  • Complete understanding of different statutory compliance requirements in different states of India.
  • Excellent communication and networking skills. He must able liaise effectively with design consultants, statutory consultants and customers to ensure smooth and hassle free design finalisation process.
  • Well verse with IGBC green building ratings and key requirements to ensure design and specification compliance.
  • Hands on experience to design and develop master plans for major land parcels, industrial and warehousing.
  • Well verse with NBC codes and associated fire and life safety regulation which need to adhere in building design.

Key Behavioral & Technical Capabilities

  • Excellent verbal and written communication skills, including ability to effectively communicate with internal and external customers
  • Hands on experience of using AutoCad / Revit
  • Experience of BIM will be desirable
  • Must be able to work under pressure and meet deadlines, while maintaining a positive attitude and providing exemplary customer service
  • Ability to work independently and to carry out assignments to completion within parameters of instructions given, prescribed routines, and standard accepted practices
  • The ability to work in a fast-paced environment without compromising on quality and customer satisfaction.
